How to choose Reliable Builders
Once you have decided on your home improvement project, you need to choose who you would like to undertake it. Builders usually undertake a wide range of projects, from loft conversions, to house extensions many builders cover them all. First of all check that the builder covers the type of project you would like to undertake.
Then view the photos, reviews and company information the builder has uploaded. Although the most important aspect may seem to be the photos, its not. Take a look at the customer reviews, people are more likely to analyse all aspects of the builders work rather than just the finished project. If you are going to undertake a lengthly project, the reliability of the builder, the tidiness, and amount of disruption are all going to be day to day hassles you have to deal with. So check reviews, or ask for references before confirming a builder for your job.
There are many different things to consider when choosing a builder and 100’s of different suggestions of how to find a good one. We have scrolled through the articles and put together the most important steps to consider.
Start with Builders Reviews
- Read the reviews from previous customers. This is the most relevant information you can use when choosing a builder. If a builder doesn’t have any reviews contact them for paper references or contact details of references.
Ask for Builders Estimates
- Ask three builders for estimates, especially if the job is of a large scale. Ask for quotes in writing and for the builder to confirm if planning permission will be required.
View examples of Builders previous work
- Ask to see examples of the Builders previous work. Builders usually work in local areas, so arranging to see previous projects should be simple.
Draw up a written contract with your Builders
- Once you have chosen you builder, arrange for a written contact to be drawn up. The contract amongst other things, should include: the exact job specification, the start and finish date, the payment schedule, the lavatory arrangements, the material specifications. To view more details of contracts go to Tradesmen Contracts.
Check the Builders insurance
- Ask to see the builders public liability insurance. Contact your own insurance company to check your contents and building insurance is still valid, during the building work.
Watch out for Cash or VAT free deals
- Any business which has turned over more than £70,000 in the previous financial year is liable to charge VAT. If the builder does not charge VAT, it is because they fall under this limit or they are trying to avoid tax liabilities. Think about the size of the business, the type of work they undertake, how long they have been established and even the cost of your project, Do you think they will reach the £70,000 limit? Ask for receipts for any payment you make to the builder, to ensure you have proof of payment and your contract is not invalid.
Review Builders
- Once you builder has completed your project, review them. Any experience good or bad will help other customers to make a good decision when choosing a builder. Find out about Rated Builders or How to Rate Builders.
